DISTINGUISHING FEATURES OF THE CLASS
The work involves responsibility for performing, under supervision, technical clerical tasks involving the indexing, recording and docketing of legal documents and instruments filed in the County Clerk's Office. The work is of routine nature, but must be performed according to established procedure as prescribed by law. Although detailed instructions are given for standard practice, the employees must exercise independent judgement and knowledge of adhering to proper title and correct location in cases of involved title or description. Legibility and absolute accuracy required, as Abstract Title Searchers depend on the accuracy of this work and the county could be held jointly liable for errors. Does related work as required.
TYPICAL WORK ACTIVITIES
Checks deeds, mortgages, mortgage satisfactions, land contracts, rights-of-way, leases, tax rolls, tax satisfactions, releases of judgement, or any other instrument affecting the title to real property as to necessary dates, signatures, acknowledgments, certificates, legal description, etc.
Searches original owners of property to verify original owners.
Checks lot and block number and description for alphabetical and numerical indexes.
Indexes in the alphabetical and/or numerical index.
Assists the public in the use of the indexes.
Furnishes information in regard to record instruments as it is set forth in the indexes.
Performs various technical clerical tasks.
May use a data entry terminal or personal computer (PC) for filing or obtaining information.
FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
Thorough knowledge of office terminology, procedures and equipment.
Working knowledge of legal property terminology and descriptions.
Working knowledge of the required form and content of deeds, mortgages, land contracts, lis pendens and the like.
Ability to identify documents of a legal nature relating to real property.
Ability to understand and follow oral and written directions.
Ability to write legibly.
Ability to use common office equipment including equipment having alphanumeric keyboards, photocopiers and CRT's.
Physical condition commensurate with the demands of the position.
One (1) year of permanent competitive class status as a Clerk I in the Office of the County Clerk.
One (1) year of full time office experience, or its part time equivalent, the major portion of which must have involved the identification and examination of real property records, such as deeds and mortgages, as to completeness and proper form.
