MAINTENANCE MECHANIC II
DISTINGUISHING FEATURES OF THE CLASS
Work involves responsibility for performing and providing skilled technical assistance for a variety of maintenance and repair tasks in one or more trades. Under general supervision, this employee is called upon to perform and instruct other staff in the installation, maintenance and repair work involving electrical, plumbing, HVAC and steam fitting trades. The Senior Maintenance Mechanic works independently in providing instruction for creating methods in order to accomplish assigned tasks. Work is subject to review through inspection in progress or upon completion by a superior. This class does not exercise supervision. Certain assignments made to employees in this class will require reasonable access to transportation to meet fieldwork requirements made in a timely and efficient manner. Does related work as required.
TYPICAL WORK ACTIVITIES
Provides technical assistance to maintenance mechanics as required.
Installs, maintains and replaces electric wiring controls, circuit breakers, switches and light fixtures.
Installs, maintains and replaces air filtration components in HVAC equipment.
Installs, maintains and replaces plumbing lines, pipes and fixtures.
Installs, maintains and replaces heating pipes, boiler parts and plumbing fixtures.
Installs, maintains and replaces sheet metal products (heating, ventilating ducts).
Repairs pumps, motors and compressors.
Performs preventative maintenance or repair tasks on chilled water and Freon systems.
Diagnoses problems and maintains air conditioning systems.
Confers with manufacture’s representatives to resolve mechanical failures on air-conditioning, heating, plumbing or electrical systems.
Repairs and replaces worn faucets, sinks, sewers, storm sewers, pipes, couplings, etc.
Maintains and repairs gas and oil fired furnaces, hot water tanks, circulating sump, sewage, vacuum and other type pumps.
Takes pressure and feed readings for oil, gas and steam boilers.
Cleans boiler tubes, oil burners and checks all motors.
Maintains and services sewage system.
Maintains and services water system inclusive of water transmission and distribution lines, valves, meter pit piping,
and other appurtenances.
Maintains inventory as necessary.
Installs telephone and data lines, and energy management equipment.
Troubleshoots programmable logic controller (PLC) failures causing malfunctions in doors, alarm systems and energy management systems.
Sets up energy management software parameters specific to agency and installs any upgrades to the original software as necessary.
Reads and interprets blueprints, specifications, and other technical documents that pertain to layout, operation and maintenance of mechanical systems.
May operate motor equipment in performance of work assigned.
Enters work orders on personal computer.
FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
Good knowledge of the operation, maintenance and upkeep of a high and low pressure heating systems, electrical systems and air conditioning systems.
Good knowledge of the principles, practices, methods and tools used in the plumbing trade.
Good knowledge of the principles, practices, methods and tools used in the electrical trade.
Working knowledge of software installation and configuration of energy management systems.
Skill in the use of the tools of the aforementioned trades.
Ability to understand and follow written operation and maintenance manuals, specifications and blueprints.
Promotion: Two (2) years of permanent non competitive class status in the title of Maintenance Mechanic.
Open Competitive: Six (6) years of journey level experience in plumbing, heating, cooling or electrical systems work.
SPECIAL NECESSARY REQUIREMENT
When required to operate motor vehicles, employees must possess a valid Non-CDL or CDL with appropriate endorsements as required by the New York State Department of Motor Vehicles for the class of vehicle(s) being operated.
